This project was secured through a competitive tender and involved the conversion of a large Victorian house, previously used as halls of residence, into a single family home for Westminster School’s asset portfolio. The works required a sensitive refurbishment approach to restore the building’s original character while delivering a high-quality modern residence.
Capstan Group Services carried out a full internal strip-out, removing redundant partitions, sanitaryware, and floor coverings to expose the original structure. The objective was to reveal and reinstate the building’s historic features, ensuring they were preserved and enhanced wherever possible.
All works were delivered in-house by us, with the exception of mechanical, electrical, and roofing packages, which were undertaken by trusted supply chain partners. Key restoration elements included the repair of a Code 6 lead roof with rolled purlins, refurbishment of the original winding staircase, and extensive basement works. The basement was stripped back to a sound substrate, tanked to prevent damp ingress, and dry lined to form new maids’ quarters.
The project also included the construction of a new kitchen extension and the reinstatement of the courtyard using traditional York stone paving. Due to the listed status of the building and the narrow surrounding streets in Westminster, all excavation waste was managed via a wait-and-load system from the front of the property, ensuring compliance with local restrictions and minimal disruption.
