Capstan Group Services secured this apartment and communal fire door replacement project through an open tender for Savills Property Management. The building, located on the Fitzrovia borders, comprises six floors of high quality residential apartments finished with oak veneer doors.

Our brief was to replace the fire doors only, as the existing frames were compliant. A key challenge was achieving an exact colour match to the existing oak veneer finishes. Working closely with our specialist supply chain partners, we used advanced colour matching and paint grade technology to spray finish all doors off-site. This ensured a precise match to the existing oak veneer and architraves, with white internal faces to the apartments.

This off-site finishing approach allowed each door to be installed and completed within a single visit, eliminating the need for return visits for making good or decoration and significantly reducing disruption to residents. Communal fire doors were delivered to site in the same ready-to-install condition, requiring minimal on-site finishing.

In addition to the door replacements, Capstan also completed penetration sealing works identified within the building’s Fire Risk Assessment. The project was successfully completed and received full Building Control sign off on completion.
