Barton Street

Westminster School

The Objective:

Full refurbishment of No2 Barton Street for Westminster School.

 

 

Acting as the Principal Contractor we carried out the full refurbishment of this Grade 2 listed 5 floor building directly for Westminster School.

 

The project started with full soft strip demolition of the inside of the building including removal of floor coverings and skirting boards. We completely altered the layout of the interior to add an additional bathroom. The basement level was increased in height by a reduced dig which was sealed using special waterproof tanking to produce a utility and children's recreation room.

At the back of the house we built a new extension with a link corridor from the main house to the new kitchen within, the courtyard was laid with New York stone paving specially selected to match that of the main school cloisters.

All mechanical and electrical services were renewed throughout the house including new bathrooms.

Specialist joinery was procured creating a new staircase and restoring all the original floorboards and finally decorating the whole property.

The roof was laid with new code 5 lead and dressed to match the existing as part of the planning consent

 

Challenges:

As well as it being a listed property with strict rules applied by the local authority the deliveries to the property were challenging due to the location of the site and local security restrictions also tight London residential streets. All deliveries and waste collections were on a wait and load basis to prevent traffic congestion. when the external scaffold was erected we applied for a road closure and used pedestrian management.

The project was finished on time even with a 25% increase in variation work
